A. Check-In Details:

  • Level: 12

  • Parking: Free parking for 1 car at Level 5, Lot No. 3. Please park the car in the right parking lot to avoid being clamped.

  • Check in time : 3;00 PM

  • Check out time : 12:00 Noon

1. Entering Troika Residence Building

There are two routes to enter the building:

Route A (Front route via Hotel Perdana and Starbucks):

  • Guests should turn left, and the License Plate Recognition (LPR) System located in front of Starbucks will scan the guest’s car license plate.

  • Upon exiting in front of McDonald’s, the barrier will open automatically by the LPR System if the guest passes through in less than 15 minutes.

  • Card scanning using TnG or a Debit Card is only required at the exit (in front of McDonald’s) if parking exceeds 15 minutes.

  • After turning right, guests should temporarily park their car in front of the Main Lobby to collect the access card from the mailbox located there.

  • Note: Ensure that your TnG card balance is sufficient if you plan to stay within the parking area for more than 15 minutes.

Route B (Side route via entrance in front of McDonald’s):

  • This entrance does not have an LPR system. Guests can simply pass through and proceed to park their car temporarily in front of the main lobby to collect the access card/key from the mailbox.

  • Located Adjacent to the Main Lobby:

    1. Parking Instructions:

      • Temporarily park your car in front of the Main Lobby without blocking others.

    2. Access Card Collection:

      • Make sure to collect the Access Card from the correct mailbox (Mailbox 12-12).

2. Mailbox location

  • Locate Mailbox 12-12.

  • Open the Camlock:

    • Use the PIN Number provided via WhatsApp or Message.

    • Start from the left side.

  • Access Card Retrieval:

    • Take the access card only.

  • Secure the Mailbox:

    • Randomly shuffle the PIN number and lock the mailbox again.

3. Collect Access Card

  • From the Mailbox:

    • Go straight and make a U-turn.

  • Access Card Entry:

    • Scan the reader using the Access Card collected from the Mailbox.

  • Parking Barrier Issues:

    • If you encounter any problems with the parking barrier, contact the Troika Guard Hotline at +6 018 279 1434.

4. To parking lot at Level 5

  • Parking Instructions for Lot No. 3 (Left-hand side of Level 5):

    1. Parking Spot: Find Parking Lot No. 3 on the left-hand side of Level 5.

    2. Important Note:

      • Ensure that you do not park in someone else’s designated spot to avoid being clamped and fined RM 100.

    3. Additional Information for Multiple Cars:

      • If there are two cars, the second car can be parked in the VISITORS AREA IN THE BASEMENT ONLY.

      • Parking charges are based on the duration of use.

      • Guests must scan their TnG or Debit/Credit Card upon entry and exit from the Basement.

5. Park your car

  • Accessing the Lift from Car Park Level 5:

    1. From Car Park Level 5, guests can enter the lift from Level 5 using the same Access Card.

    2. Scan the Access card at the Card Reader located at the glass door entrance.

    3. In the lift, use the Access Card to select Level 12.

    4. Note that the Access Card allows entry to the following levels:

      • Level 12

      • Level 6 (Swimming Pool, Garden, BBQ area, Gym)

      • Level 5 (parking)

      • Level 1

6. Enter the building

  • Unit Access Instructions:

    1. Unit Number: 12-12 (End lot facing the Kelantan River)

    2. Digital Lock Type: SMART Digital Lock

    3. Password Entry:

      • Use the password provided via WhatsApp or Message.

      • Press the ‘6-digit’ password and then press #.

      • Make sure to enter the correct password on the first attempt.

      • If unsuccessful, wait for 1-2 minutes before trying again. The door will lock if multiple incorrect attempts are made.

7. Enter the unit

  • Enjoy Yourself - We hope you are enjoying the stay at our house. Thank you for leaving the house as you found it.

  • Smoking - Avoid smoking indoors, especially the bedroom area.

  • Parties - Parties, gatherings, and other social functions are strictly prohibited.

  • Noise - Guests and visitors should keep noise at a minimum between 10 pm to 6 am as a courtesy to the neighbors.

  • Trash - Please leave your trash in the backyard

  • Keys - Keys should remain to your possession during the stay. Duplication of keys are prohibited.

  • Pets - We love pets, however animals are not permitted in the house.

  • TV/Netflix/Wifi - Please maintain the setting AS IT IS to avoid inconveniences to upcoming guest

8. Observe House Rules

  • Check-Out Instructions:

    • Check-out time is at 12:00 pm. If you wish to extend your stay, please notify us 12 hours in advance.

    • Wash and put away any used dishes.

    • Close all windows and lock all doors.

    • Turn off lights, Wi-Fi, fan, and air conditioning or heater.

9. Pre Check Out

  • Exiting from Parking Level 5:

    • Guests need to scan the barrier gate at Level 3.

    • Upon reaching Level 1, turn right and follow a similar process as during check-in.

  • Parking at Main Lobby:

    • Temporarily park your car in front of the Main Lobby without blocking others to access the Mailbox area.

  • Access Card Drop-off:

    • Ensure you drop the Access Card in the correct mailbox (Mailbox 12-12).

  • Mailbox Security:

    • Lock the mailbox by randomly shuffling the PIN number.

  • Departure Notification:

    • Please inform us of your departure.

11. Other Information

  1. Swimming Pool:

    • Located on the 6th Floor and requires an access card.

    • Available for adults and kids.

    • Open daily from 7 am to 9 pm.

    • CLOSED on Tuesdays from 11 am to 3 pm for maintenance.

    • Please observe appropriate swim attire (microfiber material).

    • Bring your own towel.

    • Remember to DRY yourself after swimming before entering the lift lobbies.

  2. Wi-Fi:

  3. Trash Room:

    • Available in front of Unit 12-4.

  4. Garden:

    • Located on the 6th Floor and the Rooftop at the 35th floor.

  5. Playground & Reading Area:

    • Located near the swimming pool and BBQ area on Level 6.

    • A good area for rest and relaxation while watching your loved ones at the nearby playground.
